Thank you for contacting RMC Lettings. We are Residential Letting and Property Management Specialists and with an ever expanding property portfolio, we cover an extensive area within the North West so are perfectly placed to find you the right tenant.

 

We cover a wide range of rental properties from one bedroom apartments right through to the larger executive properties.

 

Due to the diversity of our property range we are able to cater for all demands placed upon us by the ever changing lettings market, and due to our advertising and referencing procedures we are constantly attracting high quality properties and tenants alike.

 

We have multiple property investor landlords and private one property landlords, so rest assured we will have your best interests at heart at all times.

 

Once we have advised you on an appropriate rental value based on extensive comparable information, you will need to be made aware of the various legal and safety aspects of your proposed tenancy, things to consider include:-

 

Fire Regulations

The Fire and Furnishings (Fire) (Safety) Regulations 1988 and the Fire and Furnishings (Fire) (Safety) (Amendment) Regulations 1993, mean that you as a landlord have a duty of care to your tenant in respect of any furniture you leave in the property.

We insist all of our landlords install smoke alarms within their houses.

 

Electrical

It is recommended that all properties have a full electrical wiring test every 2 years by a fully qualified NICEIC electrical contractor, this is now a legal requirement. Any electrical appliances must be tested, again by a fully qualified electrician, i.e. kettles, toasters, microwaves etc.

 

Gas

It is a legal requirement to have a Gas Safety Certificate for all gas appliances within the property; a fully qualified and registered (Gas Safe) engineer must carry out this check and test every 12 months.

 

Mortgages

If your property is mortgaged you must request the permission from your bank or building society before you do anything.

 

Inventories

Due to the introduction of the Tenants Deposit Scheme it is vital that landlords arrange an accurate and up-to-date inventory prior to the outset of any tenancy, as they are vital should there be any problems when the time comes for your tenant to vacate the premises. We supplement a written inventory with digital pictures.
You have to accept NORMAL FAIR WEAR & TEAR during the period of the tenancy.
Your property will require repair and maintenance from time to time, but this is not necessarily always attributable to the tenant, we will advise you accordingly.

 

We will always take a deposit from the tenant at the outset of the tenancy, this is to protect against any damages, breakages or theft at the end of the agreement - subject to certain conditions.

Tenancy Deposit Scheme

You will need to consider the Government implemented Tenants Deposit Scheme, which ensures the fair and reasonable handling of the tenant’s deposit to protect them from unfair treatment from their landlord.

 

This scheme was a legal requirement from 6th April 2007 and we at RMC Lettings are members of the Tenants Dispute Service (TDS) a recognized body that will deal with arbitration issues as an independent 3rd party should the need arise.

 

We also subscribe to the government backed custodial tenancy deposit scheme run by The Deposit Protection Service (DPS) ID No 1353665.

Insurance

As a landlord you are required to have ‘Buildings Insurance’, but should you leave any contents you will also need to insure them. You will need to advise your insurer that you are a ‘Landlord’ and not an ‘Occupier’ and we strongly advise that a specific Landlords policy including Landlords Liability be taken at the start of the rental activity.

What We Do

Following our initial meeting generally at the property, we would perform a rental appraisal and then advertise the property followed by accompanied viewings until the correct tenant has been found.

 

All of our tenants must complete a full tenancy application and pass a full credit reference and identity check before they enter into any agreements with us.

 

Normally our clients utilise our fully managed service. After the tenant has been found we will then take care of your property completely including all inventories, tenancy agreements tenant check in and out and transfer of all utility providers; but we also offer a TENANT FINDER only service.

 

With our fully managed service we collect the deposit and administer the Deposit Scheme and then collect the monthly rent and aim to pay our landlords within 7 to 10 days.

 

Periodically, we will inspect the property to ensure the tenant is taking good care of it and also to advise you of any ongoing maintenance that we recommend to keep the property in good order. These checks are normally carried out every 3 to 6 months depending on the length of the tenancy.
As and when maintenance issues arise, we will contact the landlord promptly and if required send in one of our approved team of contractors as soon as possible to remedy any problems or provide quotations for your approval.

 

Tenant Finder Service

If you feel confident enough to look after your own property, then why not use our TENANT FINDER only service this includes a thorough reference and credit check on your tenant, draw up a tenancy agreement, move them into the property, notify the relevant utility companies, then hand them over to you. At this point you would be responsible for the monthly rent collection, the administration of the Tenancy Deposit Scheme and all other matters relating to the property. The Shorthold Tenancy Agreement we initially set up would be for a 6 month period. If you should want to renew the contract for another 6 months thereafter, we could do that for you.

 

The fee for Shorthold Tenancy Agreements is currently set at £40.00.
